However, the property has some relatively minor deferred maintenance and would benefit from enhanced curb appeal and modest unit updates, which will be believe will allow us to increase rents by up to $100 per unit per month over the first 18 months of ownership, improving profitability and increasing value. We plan to commence our improvement plan immediately upon purchase to improve the curb appeal and the desirability of the units. Our improvement plan consists of the following:
• Landscaping improvements
• Repair of siding & other minor damage
• External power-washing and other curb appeal enhancements
• Minor parking lot repairs
• 12-18 month program of systematically improving units with upgraded flooring, appliances, paint and finishes

With the current profitability level, combined with our planned improvements, Meadowlark is eligible for attractive financing options immediately. The strong performance of the property and favorable debt terms should produce a cash-on-cash return of 6% or greater in the first year of operations, growing thereafter.
